By: byownermls

You will have to make sure that everything is in order before Sunday.

You need to check for defects and need to get them fixed. When you open the door to the buyer, he should confront his ‘dream house’. So, for that to happen you can either start the repairs on your own or you can have your home inspected. Buyers generally prefer a home inspection before the closing day. If you decide to make repairs on your own then you have certain things to do before Sunday arrives.

Things to do before Sunday arrives
Check for dampness: A patch of dampness any where in the house is bound to be a big turn off for the buyer and he may cancel the deal or may tell you to chop some cost off the original cost. Walls of the basement, kitchen and the bathroom should be thoroughly checked for dampness.

Inspectors use a meter to measure the percentage of moisture in a particular area. To reduce the moisture you can cover the exposed Earth with plastic. Keep the curtains raked apart for sunlight to warm the rooms on Sunday.

Fix defected electrical instruments: You would not want the buyer to witness faulty electrical systems. The buyer may demand repairs. Defected electrical system may rob you of a buyer who was looking for a quick transaction. You can consider having a ground fault circuit interrupters installed in your kitchen and bathrooms. Make sure that you have the right circuit breaker configuration for your house.

Get your roof repaired: If your shingles are worsening, and the area beneath the shingles is decaying then you need to make sure that they be fixed, if not before Sunday then definitely before the home inspection. Some buyers are particular about the roof of a house and might ask you to drop some price off your house.

Have your drainage system cleaned up: Often leakages in foundation are due to a poor drainage system. Often people like the interiors but don’t buy the house because of the stinky surroundings. Hence it is required that you get all the gutters near you house cleaned up and embellish your lawn with proper mowing and removing obnoxious weeds and plants.

Dusting: you might want to devote the next week to cleaning up things in the interiors and the rooms. Welcoming the buyer in a warm drawing room and an even better living room helps him see his family living in the house. Dusting the props and the show pieces and furniture is something that will not take much time and will impress the buyer into buying the house, his ‘dream house’ eh!
